We closed this one today after a much longer road than anyone expected. It started with a referral from another broker: a family helping their 100-year-old father transition to assisted living, and a Lowell home that needed a lot of help.
Don’t Give It Away
Before we got involved, the family was discussing investor and flipper-type offers in the $200,000 to $250,000 range. Are you kidding me? The land alone is worth more than that!
My advice was simple: do not give this away. The home needed work, but it also had real value. With the right cleanout, some painting, trusted local partners, smart preparation and a strategic pricing plan, I believed the market would respond. And it did.
We received 27 offers, and the home sold for $455,000.
The Lesson I Hope Other Families Hear
A quick cash offer may be convenient, and sometimes it may be the right choice. But convenience can come at a very high cost if you don’t understand all of your options. For this family, the difference was more than $200,000.
Then Came the Complications
Shortly before closing, a title and estate issue surfaced. Probate work was needed, and the closing had to be extended. Then another unexpected issue came up. What was supposed to close on April 29 finally closed on July 2.
But the buyers wanted the home, and the seller’s family wanted to see it through. The attorneys kept working, the agents kept communicating (it was great working with buyer’s agent John “Jay” Lynch of Keller Williams Westford), and I used every appropriate resource, relationship and professional connection I had to help keep things moving before the delays became even more costly.

Why Estate Planning Matters Before You Sell
This sale is a good reminder that estate and title questions are much easier to solve before a home goes on the market than days before closing. If you’re helping a parent or loved one through a move, a few early steps can save time, money and stress:
- Talk with an estate planning attorney early to confirm who has the legal authority to sign, and whether probate or other court approval will be needed.
- Have the deed and title reviewed before listing, so surprises come out up front instead of during closing.
- Get a professional opinion of value before accepting any quick cash offer, so you know what the home could bring on the open market.
- Line up trusted local partners for cleanout, repairs and preparation. A modest investment can make a big difference in the final price.
This one took preparation, persistence, patience, teamwork and competent legal guidance. And it closed.
