One question we get asked most frequently is, How long will it take to sell my home? Well, the answer might surprise you!
The home selling process has many steps, and each step takes a certain amount of days.
The first step is to hire your realtor 3 weeks before your home goes live on the market. Within these three weeks we will be giving you staging and conditioning advice, you’ll be doing any necessary work on the property to get it ready, we’ll have professional photography taken, plus floor plans & marketing materials prepared. We’ll be working on pre-marketing your home and getting internet exposure ready. This process takes about 21 days if it’s done correctly.
Once you’re home is on the market, it takes on average 60 days to have a deal in place based on market data from the past years single family homes in Massachusetts. Our time frame is much faster than that, so if speed is important to you give us a call.
Once you have a deal in place, it’s another 35 days to remove all the contingencies like home inspections, purchase & sale agreement, and financing commitment. And with the new TRID regulations(know before you owe) that have been passed, that time frame might be extended going forward.
Once the contingencies have been removed, it’s another 14 days to actual closing time where you’re physically moving out of your home.
So when you add up the time it takes for each step of the home selling process, it’s about 125 days from hiring your realtor to actually closing on your home. And of course working with a great team like Prime Property Team at Keller Williams Realty, that time frame can be shortened if speed is important to you.
One last point, if you’re looking to sell your home in the spring, you’ll want to hire your realtor in September/October. Once we are hired we can then start some pre-marketing and collection of photography of your home on the outside with no snow. When we market your home in the winter, we’ll have some great photos of your home without the snow so buyers can see exactly what they are buying.
