Why Winter can be a Good Time to Sell Your Home

Many people feel the winter months are not a good time to sell your home. They think the holidays, weather, school, keeping your home clean and prepared, etc will make it difficult to show your home. However, there are many great reasons to get your home on the market in the winter months:

1. Selling your home in the winter months makes you a non-contingent buyer in the spring. When you go out to buy your next home, you’ll already have your home sold. You’ll be a much better buyer in the spring when you’re up against all the other buyers who are out there. Your offer will be much more desirable to a home seller than someone who needs to sell their own home as a contingency to buying a home.

2. You can restrict showings around the holidays. Lots of people are concerned with the inconvenience of showing their home during the winter months because of the holidays. You can always block off the days that are inconvenient for you to show your home.

3. People with job relocations for January are shopping now. January is the number one month for job relocations and people starting new jobs. These people need to purchase a home right around the months of November/December time period. So getting your home on the market now is important for those home buyers who are relocating to start their new jobs in January.

4. Buyers will have more time to look for homes during the winter months. People have time off for the holidays and will have more time available to see homes.

5. Homes show better. When your home is decorated for the holidays it will feel more warm and festive and show more excitement and energy, which buyers can connect to.

6. You have less competition to compete with for a buyer. Most people don’t sell during the winter months so there are less homes to choose from. This will help you net more money. If your home has a conditional defect or issue that you can’t control like location, this is a great time to sell. Your home will look better because there are less homes to compare it to.

7. A buyers motivation to buy a home is much higher in the winter months. Most people are not out looking at homes during this time unless they are serious.
