Haverhill Real Estate and Community Update for April 2014
In the single family market we still see very low inventory, down about 10% from last year, just 71 homes for sale in Haverhill right now. However, unit sales were down 8% in this first quarter versus last year. Were attributing that to our really terrible winter and hoping to see that pick up a bit, because that’s not keeping pace with the rest of Massachusetts and in some regards the nation. We see the median price is down to $239,500 for single-family homes in Haverhill, and days on the market actually down 28% to 104 days. So the typical average agent is taking about 104 days to actually bring a deal together. That’s a long time! Watch your pricing, your marketing, and be responsive to what the market is telling you.
Over on the condominium side, a little bit better than single family homes, we’re seeing inventory actually increase about 12% to 65 condos available for sale in Haverhill. The units sold is up 14% to 47 units sold. The good news, median sales price up 15% to $168,000 per unit. Days on market also dropping 11% to 102 days before bringing a deal together. So, condominium market in Haverhill is doing better than single-family homes.
