February 2014 Andover MA Real Estate Report
There are 59 single family homes for sale this month vs last year at this time, that’s up only .25%. There are 36 condominiums for sale, that’s up only .5%. Spring Market really hasn’t kicked in yet in Andover MA, we need some more inventory. If you have a home you’d like to get sold, now is a great time to get it on the market.
We see 65 single family homes in Andover sold in the past three months, that’s up 9% and 26 condos have sold, up 9%. So, unit sales are increasing and inventory is staying flat, which is creating a sellers market.
The median sale price in Andover MA is $569,000 for single family homes, that’s up 7.8% and $234,500 median sales prices for condos, down 9%.
The condominium market for Andover is split; we have high priced condos at the country club, and a big gap before you see the lower priced condos. Because of this, we don’t read too much into the median price for condos in Andover.
